Please Read Our Rental Terms & Policies
All properties are privately owned and all guests will be expected to adhere to all Homeowner's rules and regulations during their stay. Failure to comply with our rental terms and policies may result in additional fees.


Payment Options
50% of the total amount is due at time of booking. 50% of the total amount is due 30 days prior to arrival, along with the damage deposit. All rates are in $USD. Visa and MasterCard are preferred methods of payment. Please know that using American Express we will charge a processing fee of 4.25 % of the total amount or for each transaction.


Check In
3 PM (Eastern Time) - Conditions may require no more than a 2 hour allowance of check-in time due to any minor repairs.


Check Out
10 AM (Eastern Time)


Required Stay
We reserve the right to require a minimum nights stay. A minimum rate charge is also in effect throughout the course of the year.


Cancellations
In the event of a mandatory evacuation you will only pay for days used. Canceled reservation prior to 33 days of arrival only 50% will be refunded. Up to 1 week is subject to process fee only for canceled reservation after transaction date. Cancellations within the week from 1 to 3 days of a booked reservation will be subject to a $150.00 processing fee.


Refunds
NO refund for canceled reservation after 33 days prior to arrival.
NO refunds for early departure.
NO refunds for evictions.



Damage Deposits
Credit Card Payment - will be held with your credit card you made your reservation with. Nothing will be charged unless damages were found during the departure cleaning and inspection on the day of your departure.

Cash, Check, or Certified Funds Payment - will require a separate payment. Damage Deposit payment will be fully refunded when the unit has cleared departure inspection.


Rates
Until confirmed, all rates are subject to change without notice. A surcharge applies to holiday and weekend only stays. Weekly rentals are 7 days. Special event weeks are Bikers, 4th of July, and Labor Day. Please call for rates on these weeks.


General Terms
All Units are NON-Smoking.
Smoking is NOT allowed throughout the resort property.
NO pets allowed. NO exceptions.


We have an age restriction of 25 or older to rent unsupervised. Identification is required at check-in. If you are under the age of 25 you will have forfeited the total cost of the reservation and will not be permitted to stay.

We reserve the right to substitute any furnishings or rental unit if conditions warrant beyond our control. We also reserves the right to move guests to a comparable alternate rental unit only if deemed as necessary. Any guest that declines the change will receive a full refund of what has been paid minus the processing fee of $150.00. We do not accept liability for towed vehicles, damage to vehicles, injury, theft or any damages to personal belongings during the time of your stay. Parking is first come first serve. Boats and campers are not allowed.


Housekeeping
We do provide a weekly housekeeping service for a minimal charge. Free housekeeping services are not provided. Housekeeping is the responsibility of the guests unless you order the Housekeeping Service as an option to your reservation. A complimentary Bath Pack will be provided upon guests arrival date.

All linens and towels are not to be given to any of the on-site housekeeping personnel. All linens and towels are the property of Boucher Property Management Services, LLC and must remain inside the unit and can not be exchanged with any other unit or on-site services in the building. Guests will be charged for missing contents.
